As we’ve seen, the office market in Chengdu has been shifting profoundly since 2000. The office buildings scatter throughout the city, but most of the new office buildings are erected by the side of two main roads, which called Renmin Nanlu-Tianfu Dadao(we will shorten it as Renmin Road below) and Dongdajie respectively.

The first main business area along the Renmin Road, a south-north avenue, lies on the very central axis of the city. There are more than 20 high-quality office buildings and a hundred or so normal buildings. This business area is almost 15 km long and is separated into four subareas. The A-Class office building called Yanlord Plaza, which has been finished in 2010, has the highest rental price, which stood at above CNY160 sq.m per month, among the local office buildings.

The second main concentration of office space is by the side of Dongdajie, a northwest-southeast road. Here is the financial area planned by the local government thus many financial companies and banking industry choose to settle their work space here. There are more than 10 high-quality office buildings and dozens of normal buildings.

The above image shows a variation of the different volumes of supply from September 2015 to June 2017. The read areas stand for the high supply volume, and the green zones stand for the medium. The other parts of the map, without any other color, mean that there is no office space to supply.

In general, the hotspot of supply takes place in the two major business area. But mostly, the highest supply occurred in the Renmin Road area. The market in the south area continuously faced with the steady high volume supply as these areas were established a few years ago and needed more time to develop.
